- Construction planning
Planning is the basic step that influences the overall results of the project. The planning stage involves the identification of an ideal site for building and budget analysis to compare options. At this step, you can choose your general contractor and the architect to be involved in the planning process.
- Building design
After you have the general outline of the building, you now go to a more specific step – building design. At this stage, you will outline the size of the rooms, connections to utility systems, forecast timeline & cost, determine the feasibility of the project.
- Feasibility analysis
A detailed feasibility analysis must be done after the design stage. It involves a detailed explanation of the site requirements and consideration of amenities. The results of the analysis will determine the viability of the commercial building based on the feasibility factors.
- Design-build
This is the architect’s work. It involves designing the house in drawings. Together with the quantity surveyor, the architect will be specific about the materials to be used, door & window locations, structural features, roof plans, floor plans, etc. The final pieces in this stage are working drawings.
- Bidding
Using the working drawings and other tender documents, the site owner will accept bids from contractors who can deliver the task as expected. The owner and their advisor need to pick the contractor who will be in charge of the construction.
- Pre-construction
At this stage, the construction process is just about to begin. Subcontractors and vendors are supplied with a list of materials for quotations. Taking different estimates at this stage is important to make the process competitive.
At the same time, the project manager will begin the process of obtaining insurance and building permits. A team can also be testing the type and quality of soil to advise the project manager on ways of reducing hazards.
- Construction procurement process
Once the estimates of the materials and labor are presented, the site owner and the project manager will then create a contractual purchase order. This contract is to ensure that the site materials are received in time and the expected manner.
- Construction and post-construction
Finally, when everything is done, the construction process begins. The first action will be the excavation to install underground utilities. During the construction, the project manager will be in charge of quality control.
After the project is completed, an analysis will be done to determine the effectiveness of the construction.
